Downtown Raleigh is experiencing tremendous growth as construction on residential units maintains a robust pace. There are 2,899 residential units under construction in 13 projects with another 6,993 in 28 planned or proposed projects. Since 2015, downtown has seen 3,757 residential units in 27 projects delivered, adding an estimated 5,000 new residents to Downtown Raleigh.
Even as thousands of units have been added to the overall Raleigh and Triangle markets occupancy in downtown has consistently remained above 94%. Overall average rent per month downtown remained relatively flat year over year (-0.6%) with the annualized average percentage change of rent since 2019 at +4.7% per year.

Every district in Downtown Raleigh has seen significant growth since 2015, none more so than Glenwood South and the Warehouse District which are poised to add 1,431 and 2,692 residential units, respectively.
